ATTENTION FENCE SITTING HOME SELLERS! Being a secret seller will NOT get you the highest sale price!

Keeping your home off of the public real estate market is an agent’s sham to have potential sellers raise their hands with a promise of a big sale price. Real estate companies make the most money when they have agents from the same office on both sides of your sale. The companies have joint ventures with Title companies, mortgage companies and insurance companies.

Telling a Realtor your aspirational sale price before the agent proves they know what they are doing by having a conversation about selling your home, you could be underpricing your house.  Remember some agents work their business in a burn and churn fashion. Your home is your most valuable asset why would you keep it a secret and tell only 11 people?? 

Example You have worked on getting your home ready to sell. Your home info has been put on the real estate company’s secret list, and the aspirational sale price is $900,000. An agent in the same company has a buyer for your home. A Realtor in a competing real estate company is working with a buyer say from Los Angeles who does NOT know your home is for sale, it’s a secret. Their buyer has just received an insurance check for $4,000,000 to relocate to Philadephia. Who do you think would pay more for your $900,000 home? Your home was left out of their home search! You will NEVER know if you received the highest price for your home.

Real Estate companies who encourage people to sell their homes secretly are not putting their Seller’s best interest first. I tell my clients the only thing to keep a secret is what the final sale price will be when they have a qualified buyer moving smoothly through the real estate to settlement. Then after closing my Seller can brag all they like about their sale price!!

I have recently sold and bought personal homes in the last three years. I get it, moving is a pain in the ASS! My home of twenty-three years felt like a military extraction to another country when we moved out! With the help of a transparent honest agent who wants to champion your needs, they will find the best buyer for your home from the public real estate market and the secret people are on there too!
